600 WASHINGTON / MERCANTILE EXCHANGE
A combination of a new office tower lobby, and primary entry reoriented to front on Washington Avenue with new exterior cladding, repositions this mixed-use redevelopment in the revitalized Mercantile Exchange District.
Occupying a full city block in the city center, 600 Washington is the new eastern anchor of the burgeoning downtown commercial and residential neighborhood. The urban-focused design reorients the 25-floor, Class-A corporate tower to Washington Avenue with an expanded entry and lobby gallery. The base also includes double-height, street-front retail and open-air public plazas.
The exterior facades were completely redesigned with combinations of colored and fritted glass, metal panels, and stone. Triple-story, vertical gardens and sculpture walks are incorporated to enhance the outdoor plazas. Using sustainable design principles, the building strategy includes retaining eighty percent of the existing structure. The lobby finishes include Calacatta Oro and Amora blue marble, wood, and terrazzo. The attached mixed-use parking garage/retail center is a redevelopment of an existing urban mall providing 750 parking spaces and 85,000-square-feet of street-level retail, including redesigned exterior facades.
